Beware - Resort Quest severe cancellation policy

I wanted to make everyone aware of Resort Quest%26#39;s reservation cancellation policy. I made a vacation home rental reservation in early Nov. 2006 for a week vacation in Palmetto Dunes in mid June 2007. I had rented from Resort Quest Hilton Head in previous years. This vacation was to be a family get-together. In early December, my daughter discovered that she was pregnant and would be due in July 2007. This meant that she would not be able to travel to Hilton Head (from the Northeast) in the summer of 2007. I contacted Resort Quest in mid December 2006 to make them aware of the situation and the reason for my cancellation. I was then told that I would be charged a 15% (of the house rental price) cancellation fee, even though my arrival date was 6 months away. Ouch!! This amounted to $750. When I checked the reservation contract, it was there in the fine print. In researching this with other major Hilton Head vacation rental firms, I found that their policy was quite different from the Resort Quest cancellation policy. Other firms were charging a $75 cancellation fee, as long as the cancellation was at least 60 days out from the vacation arrival date, which is a very reasonable policy. The very severe Resort Quest cancellation policy is way out of line from other firms in the area. When I contacted Resort Quest, they just stated that it was their policy, and that was it. I wanted to make others aware of this, as an unexpected situation such as mine (daughter%26#39;s pregnancy) may arise requiring a reservation cancellation.

Good info to know....that%26#39;s why I always purchase cancellation and trip interruption insurance for an extended or expensive vacation. The few dollars for the premium brings peace of mind. I wish you the best.

I just checked the ResortQuest website and could find no information on cancellation policy. If they are going to impose these huge, and unusual, penalties, they should be require to disclose that information up front.


It is in the fine print in the rental agreement that they mail out. It%26#39;s really strange that their cancellation charges are so much higher than the other major vacation rental firms on Hilton Head. Since it is such a severe penalty, I agree that their rental representatives should make that clear up front. Of course if they did that it would hurt their sales.


ResortQuest is a big company with properties in many different locations. It would be interesting to know whether this severe cancellation policy applies everywhere, or whether it is specific to their operation on Hilton Head.

Maybe someone from ResortQuest will see this post and reply with an explanation of the policy.


WOW that is a biggie for 6 months away. Does it say anywhere on the agreement that you will get a larger refund if the property is re-rented for the time you wanted it? Read and Re-read all parts of the contract there may be a refund option that is in smaller print.
